Our award winning Plot Sales team are a close-knit bunch. They are dynamic, hardworking and highly supportive of one another in providing a great service to our clients. It really is all about the team spirit.

The team regularly act on behalf of some of the UK’s biggest house builders dealing with the legal aspects of plot sales for our clients, including planning, development, investment, construction, litigation and dealing with both landlord and tenant matters.

The Plot Sales team is part of our Residential Development super-team, part of our wider infrastructure and specialist markets business unit.

The opportunity:

Join our team and you will work closely with senior fee earners of the business helping with plot sales in a busy and fast moving environment for national PLC developers.

Your key duties will be:

  • acting for house builders and individual purchasers of new build homes
  • running your own plot sales and plot purchase caseload from reservation to completion, handling all aspects of the conveyancing sales and purchase process
  • having responsibility for the actions necessary within the workflow to ensure smooth completion of the transaction, including Help to Buy (HTB) and, where relevant, Part Exchange (PE) (when necessary with the supervision of the Senior Conveyancing Executive (SCE)); for example:
    • uploading new instructions/reservations onto the relevant IT systems
    • checking and signing off of reservation paperwork completed by the Legal Assistant (LA)
    • reviewing titles and searches, raising queries and checks replies
    • dealing with all post completion requisitions
    • checking and signing off exchange and completion paperwork/statements completed by the LA
    • attending to any HMLR ELPA withdrawals
    • providing day to day chase and progress updates
    • preparing the sale pack relating to a part-exchange
  • being responsible for updating the HighQ Data Room with up to date office copy entries and any revised or additional documents that may be needed as the site progresses
  • reviewing and actioning correspondence from Client and Buyers’ Solicitors, escalating to the SCE if required
  • raising appropriate part exchange enquiries having checked HBR, Search Results, Property Information Forms, Leasehold Management Packs etc.
  • assisting clients with historic Notice of Transfers / Certificate requests etc.
  • being responsible for producing, monitoring and updating various reports as required by the SCE or Super Team Leader (STL)
  • optimising client relationships by reporting to client and arranging conference calls
  • directly assisting the SCE, during busy periods, with allocations and site set ups
  • routinely cover for colleague’s holidays and absences
  • dealing with post completion enquiries and requisitions from Land Registry (LR); liaising with client and buyers solicitors
  • sending amended plans to LR for EPA’s after site set up
  • being responsible for closing files and sending to storage with engrossments sent to deeds storage

Other duties:

  • assisting with the training of Legal Assistants
  • attending site set up meetings where possible
  • visiting development sites where possible

Skills and experience you will have:

  • a minimum of 12 months previous experience in a similar role, handling a caseload with minimum supervision.
  • comprehensive experience of the conveyancing process end-to-end in the residential and/or building sector.
  • experience in dealing with plot sales is essential, part exchange buy-ins and re-sales is desirable but not essential.
  • an understanding of the Axxia case management system or similar is essential
