The Department

Our national Real Estate team provides a complete range of legal and advisory services on all aspects of commercial property for both the public and private sector. We advise on and draft heads of terms, development agreements and associated construction, planning and site disposal matters, funding arrangements, freehold transfer and associated due diligence procedures, grant assignment and lease renewals. Our clients range from major retailers, leisure operators, regional developers, local authorities, universities and healthcare providers. We have been involved in a range of projects from £100 million city centre regeneration schemes to smaller bespoke ventures. Our service includes the management of large property portfolios for occupiers and investors, advising on LTA 1954 renewals, easements, covenants, service charges and land registration.

The role
  • Opening new case files/ matters on system
  • Taking and processing instructions from new and existing clients.
  • Physical opening of new files and ensuring compliance with Lexcel and internal procedures
  • Assisting with and overseeing money laundering checks on all new matters (or where funds are received on existing files – subject to supervision)
  • Investigation of Titles
  • Dealing with mortgage instructions and complying with CML requirements.
  • Liaising with and regularly updating  clients, referrers, agents and solicitors by correspondence and on the telephone
  • File management duties, to include filleting files for closure/archiving; indexing and collating large case papers; ensuring maintenance of client details and information, both on physical file and on case management system
  • Reporting to clients and replying to enquiries in a timely fashion
  • Dealing with post completion procedures and registrations
  • Closing and archiving files
  • Assisting in establishing and maintaining precedent files for the team
  • All other such administrative and fee earning duties as are appropriate
  • Chasing buyers solicitors for updates of the conveyancing transaction and preparing/amending internal update schedule

The above list is not exhaustive and the Paralegal/Convancer will be expected from time to time to perform other reasonable tasks requested of them.

 

The person specification
  • Residential conveyancing experience essential
  • Ability to work to deadlines and targets
  • Ability to work efficiently and effectively
  • Excellent organisational and communication skills
  • Existing contacts for referrals preferred but not essential
  • Working as part of a team and on own initiative
  • High level of IT competency
