We are looking for a Business Development Manager to work with our real estate focused teams across all areas of marketing and business development. This role will sit within our wider marketing team which contains experts in key account management, digital, bid management and events. The right candidate will work with the partners and the wider marketing team to develop and drive our marketing strategy across the real estate sector.

 

The role

Specific Duties:

Management duties

 

  1. Dealing with the running and management of a small team of paralegals on a day to day basis and delegating the majority of the ‘standard plot sales’ work to them (as detailed below); although remaining accountable and responsible for the same.

  2. Attending client meetings to discuss new and upcoming sites.

  3. Drafting documentation for new sites and developments, including Contracts, Leases and the Information Sheet to be provided to buyers’ conveyancers.

  4. Sending the documents to our client for their approval and liaising with them in relation to the same.

  5. Preparing and uploading information for the online document room, which all buyers’ lawyers are provided with log-in details for (containing the title, planning, warranty and any other relevant documentation).

  6. Assisting clients with their preparation for overseas launch weekends for new developments (and attending the same if required).

Standard residential development sales

 

  1. Receive Client instructions – using relevant plot sales database (“PSD”) load all information onto system (if Sale and Leaseback Licence/Rental Guarantee Scheme or Deed of Covenant and Assignment required prepare Additional Matters sheets for Contract) if FTB or purchase under the HTB scheme, load in necessary information onto relevant PSD

  2. Process letters to buyers conveyancer and to client, and produce sale contract with plans and appropriate lease or transfer document

  3. With all clients our remit is to issue contracts within 24-48 hours of receipt of instructions

  4. Deal with any additional enquiries raised by the buyers’ conveyancer

  5. Exchange contracts using Law Society Formulae

  6. After exchange of contracts update PSD and then process exchange memorandum and letter to client detailing exchange

  7. Diarise to check deposit received after exchange, then after deposit paid has cleared generally send deposit to client (if contract states that deposit is to be held as agents)

  8. Email client/head office (as required by each client) giving full details of exchange of contracts, i.e. completion date deposit amount etc

  9. Telephone sales office or sales officer and advise exchange

  10. If plot is not build complete when we are in receipt of NHBC Cover Note together with client instructions to serve notice to complete – using relevant PSD process completion statements and notice letter to send with replies to requisitions on title, NHBC Cover Note and up to date insurance schedule

  11. If plot is build complete fix date on exchange and proceed with completion as usual

  12. Deal with any further requisitions raised

  13. Using PSD prepare engrossments of lease and counterpart or transfer in triplicate together with full plans and bind documents.

  14. Using PSD process letters sending engrossments to buyers’ conveyancer and client, management co. etc.

  15. Using PSD process completion work to include letter to buyers conveyancer with all necessary documents, e.g. Power of Attorney, consent to dealing, discharge of part etc, if applicable, statements to client and management company, TT letter to Bank and completing accounts pink receipt forms as necessary, request cheque for any apportionments due on completion to management company, where applicable with relevant letter.

  16. Post-completion work - dealing with Land Registry requisitions

  17. notices of charge – receiving and receipting

  18. receiving counterpart lease or duplicate transfer and either sending to management company for safe-keeping or sending to deeds storage (using client system)

  19. Internal matters –process all necessary work to ensure nil balance is shown on ledger accounts so that ledger can be closed and that file is in order to send to archiving

Client base and type of work

Dealing with the set up of new developments, including drafting the Contract and Lease and ensuring that all relevant information is uploaded to our online document room for the ease of purchasers’ lawyers.  Then dealing with the sales of the plots for House Builder and Registered Social Landlord clients.  e.g. Barratts, Bellway, Mount Anvil & Hightown Praetorian Housing Association
